Commercial Roofs

Coronado Military Base - 965sqs PolyGlass

Performed a complete tear-off of the existing tar and gravel roofing system down to the roof deck. Identified and replaced all dry-rotted wood as needed to restore structural integrity. Installed a new 2-ply Polyglass torch-down roofing system for enhanced waterproofing and long-term durability. Removed and permanently sealed 50 existing HVAC/AC curbs, followed by the application of a protective silicone roof coating to improve weather resistance and extend roof performance.

San Pasqual Valley High School - 440 sqs The Garland Company

Pressure washed and thoroughly prepared the existing metal roofing system to ensure proper adhesion and surface integrity. Applied a high-performance metal roof primer, followed by a 3-course reinforcement treatment at all seams and roof penetrations for added waterproofing protection. Completed the system with the application of a Garland silicone roof coating at a coverage rate of 2.5 gallons per square, providing enhanced weather resistance, energy efficiency, and long-term roof preservation.

Crestline Roof - 90sqs ASC

The project included the application of approximately 9,000 square feet of primer and silicone topcoat backed by a 20-year manufacturer warranty. Prior to application, the entire roof surface was thoroughly power washed and prepared to ensure proper adhesion and performance. All roof penetrations were sealed using high-performance mastic to enhance waterproofing protection. The roofing system was completed using ASC Silicone Coating, specifically selected for its superior resistance to ponding water and suitability for low-slope and flat roof applications. All materials and installation procedures were applied in strict accordance with manufacturer specifications and guidelines.

Cypress Center Roof - 95sqs The Garland Company

Performed a complete tear-off of the existing low-slope gravel roofing system down to the roof decking. Installed a mechanically fastened base sheet over the plywood substrate, followed by the application of a 2-ply roofing felt system installed in cold-applied asphalt for enhanced waterproofing and durability.

Once the asphalt application had properly cured, a Title 24 compliant reflective Garland roof coating system was applied over the cap sheet to improve energy efficiency, UV protection, and long-term roof performance. All materials and installation procedures were completed in accordance with manufacturer specifications and industry standards.

San Bernardino Valley College - 130sqs The Garland Company

Removed the existing roofing system down to the concrete deck and properly disposed of all debris to provide a clean and suitable substrate for the new roofing assembly. Primed the concrete deck at an application rate of 0.5 gallons per square to promote proper adhesion. Installed additional tapered insulation and back-wall crickets as needed to improve roof drainage and minimize water ponding. Applied 1/4-inch pre-primed gypsum board over the concrete deck using approved insulation adhesive. Installed HPR SA IV Base over the gypsum board, including all vertical transitions and angle changes for continuous waterproofing protection. Completed the roofing system with the installation of a StressPly IV Plus Mineral torch-applied cap sheet over the HPR SA IV Base membrane. All penetrations and curbs were reinforced using a 3-course application of Kee-Loc mastic and reinforcing mesh to ensure longterm watertight performance. Applied a reflective acrylic roof coating system at a total coverage rate of 3.0 gallons per square in two separate coats to enhance UV resistance and energy efficiency. Additionally, installed Cool-Sil silicone coating extending 3 feet from the center of all water pathways at a rate of 3.0 gallons per square for superior ponding water resistance and added durability. Installed new roof jacks at all pipe penetrations to complete the waterproofing system.

Monte Vista Park - 40SQ The Garland Company

Remove existing single-layer rolled composition roofing down to the deck and inspect for dry rot. Installed poly-iso tapered system and primed densedeck.Install new base sheet, smooth rolled comp, and granulated cap sheet roofing system. Apply two coats of Garland white acrylic coating at 1.5 gallons per square over approximately 4,000 sq. ft. of flat roofing, and apply approximately 300 sq. ft. of silicone coating to roof waterways.

Philadelphia Ave - 125sqs - Tropical Coating

Provided all labor and materials necessary to prepare and coat a portion of the roof. Repaired approximately three (3) low-lying areas that were causing minor ponding near skylights to improve drainage and surface performance. Power washed the roof area prior to application to ensure proper adhesion and surface preparation. Installed approximately 125 squares of roofing system consisting of primer and top coat, including a 15-year warranty on the applied system. Applied Tropical roofing materials for the coating system.

Big Bear City Hall - 400Sqs IKO

Performed a complete tear-off of the existing shingle roofing system down to the roof deck. Installed a new ice and water shield underlayment to provide enhanced moisture protection and improve the overall weatherproofing performance of the roof system. Integrated a heating cable system at all eaves and valleys to help prevent ice dam formation and promote proper drainage during cold weather conditions. Completed the project with the installation of new IKO Dual Brown Cool shingles, providing improved energy efficiency, durability, and enhanced curb appeal. All materials were installed in accordance with manufacturer specifications and industry standards.
